Leela Hotels parent Schloss plans 8 new properties, returns to Mumbai with BKC project

“We have an active pipeline of 966 keys,” said The Leela CEO Anuraag Bhatnagar in an interview with CNBC-TV18, adding that, “we are going to be coming back to Mumbai in a big way… We got an iconic location in the G Block in BKC.”
Despite global headwinds, Schloss Bangalore delivered strong June quarter results. Revenue rose 20.4% year on year (YoY) to ₹274.79 crore, while earnings before interest and taxes (EBIT) surged 52.7% to ₹101.4 crore. Margins improved sharply to 36.9% from 29.1%.
Bhatnagar said these performance metrics are sustainable, backed by disciplined cost control, improved procurement synergies, and high-value investments in asset and revenue management.
He expects occupancy and average room rates (ARR) to improve in the second half of the current financial year, driven by inbound tourism, large events, and a typically stronger second half. The ARR, which stood at ₹18,000 in the first quarter, is expected to cross ₹20,000 in the coming quarters.

The company expects FY26 EBITDA margins to return to historical levels of around 50%, driven by premium pricing and operating efficiency. At the same time, a shift in business mix is underway—international guests now account for 50% of business, down from pre-COVID levels of 65–70%, as domestic luxury demand continues to rise.
With ₹2,300 crore in debt repaid using initial public offering (IPO) proceeds, the company’s balance sheet is significantly deleveraged, bringing its net debt-to-EBITDA ratio down to 0.3x.
The market capitalisation of Schloss Bangalore is around ₹15,303.62 crore. Its shares have gained close to 18% since its listing on June 2, 2025.
